You can’t see mold spores. You can’t identify species by looking at discoloration on your wall. And you definitely can’t tell if what’s growing behind your baseboards is toxic or harmless without proper testing.
That’s where professional mold testing comes in. We collect air samples from inside your home and compare them to outdoor samples. If your indoor levels are elevated, we know there’s a problem. The lab tells us what type of mold it is, how much is present, and whether it’s something that needs immediate attention.
This isn’t about scaring you into unnecessary work. It’s about giving you accurate information so you can make the right call for your family. Maybe it’s nothing serious. Maybe it needs remediation. Either way, you’ll know.
We’ve been serving Greenbrook, PA and the surrounding Bucks County area for years. We’re not a national franchise. We’re local, and we understand the specific mold challenges that come with Pennsylvania’s older housing stock.
Around 40% of homes in Pennsylvania were built before 1950. That means aging infrastructure, settled foundations, outdated ventilation, and plenty of opportunities for moisture problems. We’ve tested hundreds of homes in this area, and we know what to look for.
When you call us, you’re working with mold check professionals who live and work in the same communities you do. We respond fast, test thoroughly, and send samples to EPA-certified labs for analysis.
First, we come to your home and do a visual inspection. We’re looking for signs of water damage, discoloration, musty odors, or areas where moisture tends to collect. We use moisture meters and thermal imaging cameras to find hidden problems you wouldn’t catch on your own.
Then we collect samples. We take air samples from different rooms in your home and one from outside. This comparison is critical—it shows whether your indoor mold levels are higher than what’s naturally occurring outdoors. If you have visible mold, we may also take surface samples using swabs or tape lifts.
All samples go to an EPA-certified lab. You’ll get a detailed report that identifies the type of mold, the concentration, and whether it’s something that poses a health risk. We walk you through the results and explain what they mean in plain language. If remediation is needed, we’ll tell you. If it’s not, we’ll tell you that too.

Every residential mold testing appointment includes a full visual inspection of your property. We check basements, attics, crawl spaces, bathrooms, and anywhere else moisture tends to hide. We’re not just looking at the obvious spots—we’re checking behind walls, under sinks, around HVAC systems, and in areas most homeowners never think to inspect.
You get air sampling from multiple locations. This gives us a complete picture of your indoor air quality, not just one room. We also collect an outdoor sample for comparison, which is essential for determining whether your indoor levels are actually elevated.
In Bucks County, we see a lot of mold in older homes with basement moisture issues and attics with poor ventilation or past roof leaks. If your home was built before 1980, there’s a higher chance you’ll deal with mold at some point. Testing helps you catch it early before it becomes a bigger problem.
The lab report you receive is comprehensive but easy to read. It breaks down every mold species found, the spore count, and whether the levels are normal or concerning. You’re not left wondering what it all means—we explain it.
If you smell something musty, see discoloration on walls or ceilings, or have had any kind of water damage in the past year, testing is worth it. Even if the leak was fixed, mold can start growing within 24 to 48 hours and continue spreading in hidden areas.
You should also consider testing if anyone in your home is experiencing unexplained respiratory issues, skin irritation, or allergy symptoms that won’t go away. Mold exposure affects people differently, but children, elderly family members, and anyone with asthma or immune conditions are especially vulnerable.
Testing is also smart if you’re buying a home in Bucks County, especially an older one. A black mold test or general air quality assessment can save you from inheriting someone else’s moisture problem.
A mold inspection is visual. We walk through your home, look for signs of mold or moisture, and identify areas of concern. It’s helpful, but it doesn’t tell you what type of mold is present or how much is in the air.
Mold testing goes further. We collect samples and send them to a lab for analysis. The lab identifies the species, measures the concentration, and determines whether your indoor air quality is compromised. Testing gives you data, not just observations.
Most of the time, you want both. The inspection helps us know where to sample, and the testing confirms whether there’s actually a problem. If you’re trying to figure out whether that spot in your basement is harmless mildew or something more serious, testing is the only way to know for sure.
Once we collect samples and send them to the lab, you’re usually looking at three to five business days for results. Some labs can turn it around faster if needed, but we’d rather give you accurate results than rushed ones.
When the report comes back, we’ll contact you within 24 hours to go over the findings. We don’t just email you a PDF and disappear. We walk you through what was found, what it means for your home, and what your options are.
If the results show elevated mold levels, we’ll explain which areas are affected and what type of remediation makes sense. If everything comes back normal, we’ll let you know that too. You’re not paying for testing just to be sold services you don’t need.
You can, but those kits have serious limitations. Most of them only tell you that mold is present, which isn’t particularly useful—mold spores exist almost everywhere. What you need to know is whether the levels in your home are abnormal and whether the species present are harmful.
Home kits also don’t give you a comparison between indoor and outdoor air. That comparison is critical. If your outdoor air has high mold counts due to seasonal conditions, your indoor levels might look elevated even when they’re not. Professional testing accounts for that.
The other issue is sampling technique. If you don’t know where to test or how to collect samples properly, the results won’t be reliable. We use calibrated equipment, test multiple locations, and follow protocols that ensure accurate data. It’s the difference between a guess and a real assessment.
Testing tells you where mold is present and what type it is, but identifying the moisture source requires investigation. That’s part of what we do during the inspection. We use moisture meters to measure humidity levels in walls, floors, and ceilings. We use thermal imaging to spot temperature differences that indicate water intrusion.
Common sources in Greenbrook and Bucks County homes include basement seepage, roof leaks, plumbing issues, condensation around windows, and poor ventilation in bathrooms or attics. Older homes are especially prone to foundation cracks and outdated drainage systems.
Once we know where the moisture is coming from, you can fix it. If you don’t address the source, mold will keep coming back no matter how many times you clean it. Testing and inspection work together to give you the full picture.
It depends on your policy and what caused the mold. If the mold resulted from a sudden, covered event like a burst pipe, many policies will cover remediation. If it’s from long-term neglect, poor maintenance, or gradual moisture buildup, most won’t.
Pennsylvania doesn’t require insurers to cover mold, and at least 46 states have approved limitations on mold coverage for residential policies. That means you need to read your policy carefully or call your agent to ask what’s included.
Even if insurance won’t cover remediation, testing is still worth the investment. It’s a few hundred dollars to know whether you’re dealing with a minor issue or something that could affect your family’s health and your home’s value. And if you ever need to file a claim, having professional test results strengthens your case.
